Gen2 Jelsa AS has entered into an agreement with Suldal municipality for the sale of their property at Jelsa in Suldal, known as «Tønnefabrikken». The property covers a total of 16,800 sqm, with a combined building mass of 8,100 sqm in Jelsa.
Gen2 Energy invested time and resources in developing a detailed zoning plan for hydrogen production on the industry plot. It turned out that there were significant challenges in getting the property approved for hydrogen production, including access to sufficient water and renewable power. Additionally, it was important for Gen2 Energy to ensure the safety of residents and preserve the idyllic nature of Jelsa. Based on this, Gen2 Energy chose to prioritize other more suitable locations in Norway for its hydrogen production and is well underway with this work, including their site in Mosjøen. Gen2 Energy has had a good collaboration with Suldal municipality from day one. The sale negotiations have been carried out in a good and orderly manner.
For Suldal municipality the property has a unique location centrally in Jelsa, sunny, with a shoreline and great potential, and of high value in the Suldal context. For Suldal municipality to have control over this area in Jelsa at the current stage is seen as strategically significant. This is an attractive commercial and/or residential area. By purchasing the plot, Suldal municipality will be able to determine what type of activity it should be used for. Accessing another area with the same qualities in the municipality is very difficult. In light of the industrial initiatives at Berakvam, it was strategically important to secure the property.
The area is regulated, developed, and contains a building mass that can be used for many purposes. Suldal municipality lacks commercial land, and this area can be used for both commercial and residential purposes. Furthermore, there is a quay line on the neighboring property that Suldal municipality already owns. One can imagine offices/commercial spaces and apartments of high standard. It would also be beneficial for Suldal municipality to acquire the property with the shoreline, particularly with regards to tourism and recreational areas. It may be relevant to invite private and public actors to develop the property and thereby increase its attractiveness and value.
